Western Sydney is entering a structural shift in hotel demand, driven by population growth, a new international airport, and a maturing events economy. Supply has not kept pace, creating a clear window of opportunity for investors and operators.

 

  • 1 million new residents forecast for Western Sydney over the next 20 years, translating to demand for 11,500 additional hotel rooms.
  • Western Sydney International Airport opens this year, a 24-hour global gateway projected to generate 500,000 additional hotel room nights per year, lifting average hotel occupancy by 5% to ~80%. For the average hotel, that’s almost $1M in extra annual revenue.
  • Expanding Sydney Metro and M12 Motorway are reshaping accessibility. M12 will put Parramatta just 30 minutes from the airport. High-speed rail proposed for 2042.
  • RevPAR up 7% in 2025 to $163. Average Daily Rate hit $218, now 27% above pre-pandemic levels.
  • Events are a major performance driver. Western Sydney hotels hit 95% occupancy during Taylor Swift and the NRL Grand Final, with average daily rates more than double the wider Sydney average during peak events.
  • Supply is critically constrained. Only ~1,000 rooms have been delivered since 2021, with just 904 rooms across 4 projects currently under construction.
  • Even if every proposed and approved project is delivered, Western Sydney would still only meet one-third of long-term room demand.
  • Construction costs are up 25-30% since 2019 per the report, though anecdotally on-the-ground feedback suggests the real number is higher. This is suppressing new supply and reinforcing existing assets performance.
  • NSW Government's Investment Delivery Authority now fast-tracks hotel developments over $200M, a meaningful policy tailwind.
  • Cultural anchors coming online include Powerhouse Parramatta, Riverside Theatres redevelopment, Liverpool Civic Place, and Winter Sports World in Penrith, all anticipated to drive year-round demand.
