Market Overview

Atlanta’s industrial big-box market experienced a record-breaking third quarter in 2026, with 17.7 million sq. ft. of leasing activity driving year-to-date net absorption to 15 million sq. ft.—more than double the total volume recorded for all of 2025. This surge is underpinned by a distinct flight-to-quality, as post-2010 assets commanded 72% of leasing activity and saw rents rise 6.3% since year-end 2025. While average asking rents climbed 4.2% year-over-year to $7.17 per sq. ft., developers are actively replenishing the pipeline with 8.7 million sq. ft. under construction to meet 2027 demand. Occupiers are prioritizing modern facilities, creating a strategic imperative for landlords to upgrade aging assets and for tenants to secure prime space ahead of tightening supply.

*Note: Big-Box Criteria includes an industrial facility of at least 200,000 sq. ft., used as a traditional warehouse or distribution center.
