The current retail modern stock in Romania is at 3.74 mln. sq m, including both shopping centers and retail parks. Bucharest gathers some 30% of the total stock and the largest number of shopping centers, meaning 10, with a gross leasable area (GLA) above 30,000 sq m.
The shopping centers are dominant in the Capital (63%), while the retail parks have the largest share outside Bucharest (61%) as sort of a reversed image between the biggest city in Romania and the rest of the urban environment.
At the beginning of 2020, there were some 180,000 sq m under construction throughout the country in cities like Bucharest (17%), Brasov, Miercurea Ciuc, Satu Mare, Targoviste, Targu Mures, almost similar to the new supply registered at the end of 2019 (170,000 sq m). On top of this, some other 33,000 sq m were planned, consisting of small schemes located in secondary cities.
There were several new entries registered during the first quarter of 2020, all of them in Bucharest.
